Located in Stephentown, NY, on the New York-Massachusetts border, Your Own B&B boasts 6,800 square feet of pure warmth and entertainment, on X-acres of luscious landscape, nestled along a serene, babbling brook - creating a sense of pure relaxation which fills the air with soothing sound, both inside the home, and out. Coupled with the sweeping Berkshire Mountain views from the property, Your Own B&B provides a truly breathtaking experience.

About the Property

This bright and spacious home is decorated and furnished with modern and antique furniture throughout.

Originally constructed as a sawmill in the early 20th century, this property was converted into an alpine-themed inn, during the 1970s - operating for over 40 years. Upon the property’s procurement in 2009, the inn underwent extensive renovation, and now operates as Your Own B&B.

Your Own B&B is graciously decorated and furnished with modern and antique furniture throughout the home, which maintains 13 large bedrooms, 12 full bathrooms, and 1 half bathroom.

The first level comprises a large, one-bedroom suite with private bath, as well as an open-floor living room area, with stucco fireplace, half bathroom, fully renovated kitchen featuring all high-end appliances, large dining room, custom-built bar, and entertainment room. The second level encompasses 12 bedrooms and 10 full baths, while the third level includes one bedroom and one full bathroom, with washing machine and dryer.

No matter the weather, Your Own B&B provides for endless fun to be had in the entertainment room, complete with a full size bar, regulation size pool table, foosball, air hockey, and sound system - providing endless recreation for all of your friends and family; the only thing missing is a bartender!

Among Your Own B&B’s outdoor grounds, you’ll find a prodigious, stone waterfall, overlooking a heated, 800-square foot, in-ground pool, year-round Jacuzzi, and pristine landscaping. A large veranda, adjacent to the dining room area, and another, located in the rear of the house, provide unlimited outdoor leisure. For kids and adults, alike, there are two large lawn areas - for light sports, games, and more.

$1,000 Refundable Security Deposit for all rentals.
$400 Cleaning/Linen Fee for all rentals.

Includes blankets, pillows, and fresh linens (Bath and pool towels are NOT included)

Reservation Deposit required upon contract signing to secure dates: $2,000 for midweek and weekend rentals, $4,000 for full week rentals. The remainder is due in full one month prior to rental.

$6,500 – $7,000 per mid-week (Sunday night through Friday mid-day)
$5,000 – $5,500 per weekend
$12,000 per week

November — April
$6,000 – $7,000 per mid-week (Sunday night through Friday mid-day)
$4,500 – $5,500 per weekend
$10,000 – $12,000 per week
